Lease Limitations:
Lease restrictions are found in "AMENDED AND RESTATED DECLARATION OF COVENANTS, CONDITIONS, RESTRICTIONS AND EASEMENTS" (CCRs) Article VI, Section 3. Prohibited activities include but are not limited to leasing less than the full property (room rentals), timeshares, any periodic or shared leasing by 2 or more people, and any rental period less than 12 months. This includes prohibition on services like corporate housing, airbnb, vrbo, furnished finder, etc.
Owner/Landlord Responsibilities:
Only the property owner will have a homeowner portal account. Owner responsibilities include:
Monthly HOA assessments and/or fees
Provide copy of lease agreement to HOA
Request pool passes ONLY for authorized tenants
Update HOA management on any tenant move-outs for update of pool passes and/or FOB
Providing tenants with copy of HOA regulations to include bylaws, declaration of CCRs, architectural guidelines, pool rules, and clubhouse rules
Responsible for any violation fees
Submit Architectural Modification Request on behalf of tenant
Submit Pool party/clubhouse rental requests (if required)
Provide tenant clubhouse FOB (if required)
Tenant Rights/Responsibilities:
Tenants are welcomed members of the Giles community! As a resident you have full access to community ammenities to include pool, clubhouse, social events, walking trails, playgrounds, soccer field, zip line and more. Tenant responsibilities include:
Read and agree to community regulations
Maintain property exterior in accordance with regulations

Opt into the text messages from social committee
Join the Giles Neighbors Facebook group
Owners may add tenant email to their portal profile in order to receive broadcast messages from ACS West. Log into your account, Select "My Profile" and "Add Contact Info" for an additional recipient. https://home.acswest.org/my/profile-settings
